Biggera Waters

Biggera Waters offers relaxing waterfront living and yet is just minutes from Southport, the true CBD of the Gold Coast, which the Queensland Government has identified as a Principal Activity Centre in its South East Queensland Regional Plan. Principal Activity Centres are the key focal points of regional employment and comprise key nodes in the regional transport system. Population growth Having gained an additional 14,000 new residents each year over the last ten years, an average annual growth rate of 3.4%, the Gold Coast has consistently been the fastest growing major region in Australia and is the largest city outside of the five mainland state capitals. Biggera Waters and Labrador have a current population of 22,356 permanent residents. Immediately south of Biggera Waters and Labrador is Southport, the largest Gold Coast suburb, which has a population of 25,896 and which grew by 4.0% between 2005 and 2006. Commercial hub and "knowledge precinct" Biggera Waters is not only ideally positioned along the beautiful Broadwater and all the aquatic activities it offers, but is in close proximity to Southport which is a regional hub of commercial and institutional activity. Major employment generators in Southport include the Australian International College of Language, Bartercard, Department of State Development and Innovation, Genesearch (an Australian biotechnology company), Allamanda Private Hospital and Surgicentre, Pacific Private Hospital, the Gold Coast Hospital, a range of judicial services, the Gold Coast Institute of TAFE, and campuses of Central Queensland University and Griffith University. Many major firms in the legal and financial sectors also have their offices in Southport which is only four and a half kilometres from Biggera Waters.

The Gold Coast campus of Griffith University – the fastest growing of Griffith University’s five campuses in Queensland with 12,000 students and 850 staff - has been identified as an Information and Communication Technology cluster and the site of the Knowledge Precinct in the Queensland Government’s South East Queensland Regional Plan. An integral part of the Gold Coast City Council’s Economic Development Strategy. In addition, the Parklands precinct off Smith Street in Southport has been announced as the site of the proposed Gold Coast University Hospital, a $1.2 billion project to deliver 750 beds and several thousand staff and specialist personnel. This project will increase the already high demand for houses and apartments in the Biggera Waters area. The proposed $17 million (over the next five years) redevelopment of the Southport Broadwater will make Biggera Waters an even more desirable lifestyle destination for its residents. Its close proximity to the Pacific Motorway gives a range of options when needing to either go south to Coolangatta Airport (35 minutes) or Byron Bay, or alternatively north to Brisbane (less than an hour away). Top performance There were 303 settled apartment sales in the suburb of Biggera Waters during the 2007 calendar year, with the median sale price increasing by 4% from 2006 to 2007. The increase in median values reflects the popularity of seaside living and the premiums which are payable for apartments close to water and in locations with good transport infrastructure.


According to the Residential Tenancies Authority, median weekly rents in Biggera Waters have increased as follows: One bedroom apartments: Up 4.5% over the past 12 months and 15% over the last two years; Two bedroom apartments: Up 14.5% over the past 12 months and 26% over the last two years; Three bedroom apartments: Up 6.5% over the past 12 months and 29% over the last two years. The latest figures released by the Queensland Government show that the vacancy rate for residential accommodation across the Gold Coast is currently just 2.4%. This quarterly survey, conducted by the Office of Economic and Statistical Research, found that 72% of real estate agencies on the Gold Coast contacted said that demand for permanent (over three months) rental accommodation across the Gold Coast increased over the past 12 months. A figure of 30% or more suggests – as does a vacancy rate under 4% - that a market is undersupplied with rental stock. The significant rent increases detailed above are further confirmation of the tight rental market on the Gold Coast. Indeed, along Marine Parade at Biggera Waters we would expect rents for new (unfurnished) apartments to be as follows: One bedroom plus study apartment $380 - $440 per week; Two bedroom apartment $440 - $525 per week; Two bedroom plus study apartment $550 - $600 per week; and Three bedroom apartments Up to $700 per week.

New development

There are currently 1,914 new apartments for sale across 63 active projects on the Gold Coast and the northern Tweed Coast. In Biggera Waters itself, there are no new apartment projects currently for sale, as a result of the recent sell-out of Raptis Group’s Waters Edge project on Marine Parade. There is a lack of development opportunities in Biggera Waters, particularly along Marine Parade (the prime part of the suburb); consequently any new development that does come on the market is sold very quickly. In order to meet this high level of demand, the Emandar Group is about to launch another quality project known as Silvershore on Broadwater.
